Realty Check — The Drawbacks of “For Sale By Owner”

SEPTHEADER

With housing on the upturn, multiple offers and rising sales prices are being reported in our market. Some potential home sellers might think that selling their home simply requires placing a “for sale” sign in their front yard. Many sellers have learned the hard way that selling a home in today’s marketplace is much more difficult than they imagined; their efforts to save money on commissions may have been more costly than they anticipated. Before venturing into doing the do-it-yourself option of being a for-sale by owner (FSBO), you need to fully understand what is involved in the selling of real estate and then compare the perceived advantages and the actual disadvantages of trying to sell your property on your own.

Here are seven good reasons why hiring an experienced professional REALTOR® may actually net you more money on the sale of your home when all is said and done – as well as save you countless hours, headaches and stress in the process:

1. Being a FSBO may not actually save you as much as you think. While you might save some of the cost of hiring a professional real estate agent to represent you, you may still need to pay 2 percent or more to the buyer’s agent in order to attract a larger pool of buyers. Additionally, the true “savings” may be far less after you add all the other costs associated with selling – advertising, brochures and flyers, for-sale signs, attorney fees to draw up documents, etc.

2. You may get less for your home. The National Association of REALTORS® found that the typical FSBO home sold for $174,900 compared to a sales price of $215,000 for agent-assisted sales. That equates to an 18 percent loss for those do-it-yourselfers hoping to save a 6 percent commission. In addition, prospective buyers of a FSBO property, looking for a bargain, may automatically reduce their offer by the amount of the real estate commission the seller is attempting to avoid paying.

3. A LOT goes into selling a home. Less than 10 percent of sellers sold their home on their own last year, according to NAR®. Novice sellers may think you just stick a for-sale sign in the front lawn and buyers will beat a path to your door. Guess again! Professional agents develop comprehensive marketing plans, take professional photos, manage inspections and appraisers, oversee staging, hold open houses, place print and online ads, seek out potential buyers and negotiate with the buyer’s agents to get the best price possible for their seller. Homeowners need to ask themselves if they are ready and capable to do all of that work on their own.

4. FSBOs limit their potential pool of buyers. FSBO properties are usually not listed on as many of the home search engines and websites as listings handled by real estate agents. This is problematic given that 90 percent of buyers use the Internet to commence their home search, according to NAR®. Also, FSBOs typically can’t put the advertising, marketing and networking resources into reaching as many potential buyers as real estate professionals do. And with commissions reduced or even eliminated for buyer’s agents, there’s little incentive for real estate agents to show your home to their clients.

5. Setting the right listing price is hard to do. Real estate professionals review comparable sales and local market conditions, as well as the pluses and minuses of your home as they suggest the list price. As an owner, you may not have a clear or objective sense of what that price should be. The right price may get your home multiple offers and perhaps even bids over the asking price. However, if the list price too high then many potential buyers may not even look at your home, let alone make an offer. On the flip side, you could undervalue your home’s features that may justify a higher sale price.

6. It’s not always easy to be a “closer.” Getting a potential buyer to make an offer isn’t the end of the process. It is not uncommon for agents representing buyers and sellers to negotiate back and forth on many of the terms in the purchase contract, including price, occupancy requirements and other conditions of sale – and there are often additional negotiations regarding credits and repairs during the escrow process. FSBOs may find themselves sitting across from an experienced “closer” looking to drive a hard bargain and cut the best deal for themselves rather than working to reach a “fair” compromise between both parties. This is a critical part of the transaction; FSBOs should ask themselves who is looking out for their best interests? Working with a professional REALTOR® could help sellers avoid several of the pitfalls during the negotiation and closing processes.

7. Legal landmines in selling a home. There are a myriad of potential legal landmines for FSBOs. Who will write the purchase contract? What if a buyer’s contract proposal has clauses and other terms that could be detrimental to you? Sellers are obligated to disclose all material facts about their property and any omission or incorrect information could later be grounds for a claim or lawsuit. A REALTOR® can help you through that process by providing you with the correct advisories and disclosure forms.

Selling a home is a lot harder than most people realize, even in a good market. And it’s very easy for non-professionals to make mistakes along the way that will end up costing them in the long run. With the sale of a home being the single biggest transaction most of us will ever make, this is the time to use an experienced REALTOR® to manage the process. I’m ready to help.

I am new to Elk Grove; “What stores do you have?”

When I first moved to the Elk Grove area, I had already been living in the Sacramento area since 1973, and Elk Grove was little more than a wide spot in the road. In those days, you drove up to Florin Road the the Florin Mall to shop, or you went to the Sunrise Mall.

Things have changed in Elk Grove over the years.  Although some people still drive to those locations or the Downtown Sacramento Mall or even the Roseville Galleria if the want to shop at a Nordstrom’s or a Macy’s, but the shopping opportunities have grown over the years in our small town.

We now have two Target stores, two Kohl’s and two Walmarts. We also have a Costco, a Sam’s Club close by. We have Best Buy, Hobby Lobby, Old Navy, TJ Maxx, Ross Dress for Less, Burlington Coat Factory, DSW shoes and soon we will have a Steinmart.

In fact, we have over 50 shopping areas in Elk Grove. We have the Elk Grove Marketplace, also called the 99 Marketplace by some folks. We have Laguna Gateway and Laguna Crossroads, and College Square, etc… We even have an unfinished mall, the Elk Grove Promanade, on the south side of town. It was started just about the time the real estate market crashed throughout the US and it is still waiting for an improving economy for a builder to move forward with the construction.

But, with over 50 shopping areas, how does one find their favorite stores? You log onto your favorite browser and go to www.ShoppingInElkGrove.com, of course. You will be able to find almost every store in Elk Grove. It is still a work in progress, and with the speed at which stores open and close, it will obviously be a continual work in progress.

So far, on the main page is a list of several major categories of stores with a list of stores within those categories. Click on the store name and you will jump to the shopping center where that store is located and you will be able to see which other stores are there so that you can combine multiple shopping stops into one stop. The long term goal is to provide a logo and a link to the individual store’s website in the future. If you click on the Elk Grove Auto Mall link, you will see what I have planned for the future.

You can also look at the yellow menu bar near the top of the page and click on the “Auto” link and find all of the automobile related stores on a map with links to each store. In that same menu bar you will find a link for “Shopping Centers” and you will find a map of the greater Elk Grove area with a spot marked for almost every shopping center in our city. Click on a spot or one of the letters that are identified in the ledgend at the top left side of the page to go to that shopping center’s page to see what other stores are in that shopping center.

I will be adding links for Fast Food, Family Dining, Fine Dining, Grocery Stores, Nail Salons, etc…  In the near future I will also be adding a series of links for services such as Senior Facilities, Medical Facilities, Storage Facilities, Postal/Mailing/Shipping Facilities, etc…

If you have not already looked at my online Relocation Guide, called Living In Elk Grove, you will find that they are linked so that you will have access to lots of information about our wonderful city.

In fact, one of my favorite pages on my Living In Elk Grove website is the Activities Link. You can bring up a list of Food Fairs, County Fairs and other fun events in the greater Elk Grove area. You can also click on the button for the individual month on the right side of the page to see what is happening this month.

Take a look, and let me know what you think. You will find an email button on almost every page that will give you the opportunity to let me now about missing stores or about closed stores so that I can keep the online info current for you and the other users.

I’m new to Elk Grove. Where do I find information about the community?

When I first started my real estate career in 2001, my mentor told me that it was important to become the local expert. The person that can answer the client’s questions. The “Go-To” agent. The “Trusted Advisor” who is there for his or her clients. Wow!!! That seemed to be a lot of responsibility for a new agent. The final piece of advise was that you did not really have to have all of the answers, but you did need to know where to find the answers and to get that information back to your clients in a timely manner.

The reason that I am even writing about it all these years later is because my youngest son will be taking the real estate agent exam soon, and I was remembering back to when I started and what advise I was going to pass on to him.

I thought back to the questions that I got from my buyers who were relocating to Elk Grove. Since I had lived in the area since 1973, many years before getting my license, I did have the answers at hand. Some clients had very specific questions and I had to tell them that I didn’t know but I found the answers and called them back. Some people just me to mail them a “Relocation Package” so that they could study it before they got to Elk Grove. Initially I told them that I had a real estate website, ElkGroveRealEstate.com but they would often say that they were using that website to look for homes, but they wanted more information about day to day living in Elk Grove. They wanted more information about schools, crime, neighborhoods, etc…

So, I started writing down the questions and the answers and put together a “Relocation Package” that I sent to new clients who were moving to Elk Grove.

The problem with publishing a “Relocation Package” is that it gets outdated quite easily. To solve the “out-of-date” issue, but still provide my clients with the information that they need, I created an online “Relocation Package Website” called Living In Elk Grove. I also maintain a Facebook page of the same name, Facebook.com/LivingInElkGrove so that I can stay in touch with clients on a day to day basis as well as post information about my new listings.

I have edited my Living In Elk Grove website so many times, that I cannot remember how often it has been updated. Every time a client comes up with a new question, I update the website so that the next client will find that information available at the touch of a keyboard or smart phone.

In fact, I just did a major rewrite of the whole website to give it an updated look and feel. Take a look, and if you don’t find the answers to your question, please drop me an email and I will find the answer for you and update the website for the next user.
